*Please be aware that Yield Management rules only adjust the base rate of the rate plan and not the total including the additional charge for room type.
*Please be aware that Yield Management Rules can take up to an hour to update the whole date range.
Yield Management can be set up to automatically adjust your pricing by different rule types.
If you apply several rules for the same date you can drag and drop them in order to define which one has higher priority. To do this just click on the priority number on the left side (on the screen shown in the screenshot below) and drag it into the order you wish and it will save automatically.
To create a new Yield Management rule, Click +Add
Name – You can name this whatever you would like.
Rate Plans – You can choose which rate plans you want this rule to apply to, leaving it blank will apply the rule to all rate plans.
Room Types - You can choose which room types you want this rule to apply to, leaving it blank will apply the rule to all room types.
Staying from – Choose the start date you want the rule to apply from.
Staying To – Choose the end date you want the rule to apply to.
Rule Type – Choose which rule type you want to apply. Occupancy Percentage, Advance Booking, Timed Discount or Close at Occupancy Level.
Charge Type – Choose if you are increasing or decreasing the value.
Change Value – Enter the amount here.
Change Unit – Select if this amount is a percentage or value.
Threshold – Depending on what rule type you have chosen the options will be different.
Excluded Date Ranges – You can set date ranges you want to be excluded from this rule here.
Applicable To – If the rule is not applicable all week, select the days of the week you want this rule applied to.
Occupancy Percentage - Property When occupancy of the property is between x and y %
Occupancy Percentage - Room Type When occupancy of the room type is between x and y %
Advance Booking When booking between x and y days in advance
Close at Occupancy Level When occupancy is between x and y %
Timed Discount will show the below:
Occupancy Percentage - Property
The following is an example using "Occupancy Percentage - Property" rule type:
You want to increase rates by the value of £10 when the hotel reaches 80% occupancy for the months of June and July. This is how you would fill it in. If you want it to apply for all rate plans and room types, you would need to leave both fields blank.
Timed Discount
Another example below using "Timed Discount" rule type:
You want to decrease your DBB rate plan by 10% for a specific date (1st July 2024) between the hours of 1am and 11pm and you want it to apply for all room types and for the discount to only be available 30 days before arrival. This means the discount is only available to be used on the 30th day before the "staying from" date. Once it has gone past the 30th day the discount will no longer be available.
You can leave all of the days of the week applied as it is only for one specific date, it will still only apply to the day of 1st July 2024.
Close At Occupancy Level
An example of the rule type "Close At Occupancy Level" would be:
You want to close all rate plans and room types throughout October from 1st-31st and apply to all days of the week when occupancy is between 90% and 100%. Below is how you would set this up.
You may want to use this rule type if you want to close your availability for example maintenance issues, or for room moves etc.
Occupancy Percentage - Room Type
An example of the rule type "Occupancy Percentage - Room Type" is below:
You want to increase the rate on your Superior room types by 10% for guests staying from 1st August to 1st September, on the rate plans specified below, when occupancy is between 90% and 100%.
You would use this if you want to apply a change based off a specific room occupancy rather than the whole property occupancy. On the screenshot below it shows you want to increase the rate by 10% when your Superior room types reach between 90-100% occupancy.
Advanced Booking
The following example is using "Advanced Booking" rule type:
You want to decrease/discount your advanced rate plan for all room types by the value of £10.00 between October and November (as these are your quieter months), to apply for every day of the week when the guest is booking at a minimum of 10 days in advance and a maximum of 30 days in advance.
This means when a guest books through your advance purchase rate plan for your specified date range, you can add a discount or an increase when they book between a certain amount of days in advance.
*You can also select a specific room type as well.
If you just want to prepare rules but not apply them, just leave the "Active" box unticked at the bottom. You can turn them on and off using the active tick box.
Always make sure you click "Save" when you have completed the rule.
The "Run" option may not be shown on your property. This enables you to run the rules at any time you need, for example if you have made changes to the order or amended and of the rules. If you would like this activated go to Administration > Property. Scroll down to Property Settings and find the tick box option Can Run Yield Rules Manually. Tick the box and click Update Settings as shown below.
